Wood Fence Care Guide
for South Florida

What to expect, how to maintain it, and how to get the most years out of your wood fence in Broward and Palm Beach County’s climate.

Important: Wood is a natural material that reacts to South Florida’s heat, humidity, and rainfall. Many changes homeowners see — including warping, color shifts, and minor cracking — are completely normal and are not defects. This guide explains what to expect and how to care for your fence.

What Is Normal — Not Defects

These behaviors are expected for wood fences in South Florida’s climate and do not indicate a problem with installation or materials.

Appearance Changes

  • Fading and color changes over time
  • Graying — begins weeks to months after install
  • Knot bleeding — resin from knot holes
  • Surface mold during rainy periods
  • Mildew or algae in shaded or moist areas

Structural Movement

  • Minor cracking, splitting, and checking
  • Cupping, bowing, and twisting
  • Warping — can begin immediately after install
  • Board shrinkage and gaps forming
  • Board expansion in wet weather

No Warranty Coverage

  • Wood has no material warranty — natural product
  • Warping, splitting, cracking are not defects
  • No warranty on swing gates wider than 12 ft
  • XL Fencing 1-year labor warranty covers gate adjustments, hinge replacements, and missing brackets

Staining and Sealing

The most important step you can take to extend your fence’s life. Sealing prevents moisture penetration and UV damage.

  1. Wait before applying stain

Wait 4–6 weeks minimum after installation before staining. In South Florida’s humid climate, 6–12 weeks is recommended. New wood needs time to dry and acclimate before stain can properly penetrate.

  2. Do the water test

Sprinkle water on the fence boards. If the water absorbs into the wood — it is ready. If it beads up on the surface — wait longer. The wood must be below 13% moisture content for stain to adhere properly.

  3. Choose the right day

Apply stain only after 3 consecutive dry days. Do not apply before rain, in direct midday sun, or in high humidity. Morning or late afternoon on a dry, overcast day is ideal in South Florida.

  4. Maintain on schedule

Clean and reseal or restain every 1–2 years. South Florida’s sun and humidity accelerate degradation. Skipping maintenance cycles significantly shortens your fence’s lifespan.

Ongoing Maintenance

Simple habits that extend the life of your wood fence.

Vegetation Control

  • Keep plants, sprinklers, and soil away from fence base
  • Trim vines, shrubs, and vegetation touching the fence
  • Redirect irrigation heads away from wood
  • Prevent soil buildup at fence base — allows moisture to pool

Hardware and Gates

  • Inspect gate hinges and latches regularly
  • Oil hinges annually to prevent rust and stiffness
  • Tighten screws and hardware at least once a year
  • Do not allow children to swing or hang on gates
  • Keep gates closed when not in use

General Upkeep

  • Replace damaged or rotted boards as needed
  • Do not stack items against the fence — traps moisture
  • Annual visual inspection for structural issues
  • Re-tamp loose posts with concrete if movement detected

Expected Lifespan

South Florida’s climate is tough on wood. Maintenance makes a significant difference.

With Proper Maintenance

8–12 Years

Regular cleaning and resealing every 1–2 years, vegetation control, and prompt replacement of damaged boards.

Without Maintenance

4–6 Years

Accelerated deterioration from moisture, UV exposure, and biological growth without preventive care.

Common Questions

How long does a wood fence last in South Florida?
With proper maintenance including regular cleaning and resealing every 1–2 years, a pressure-treated wood fence in South Florida typically lasts 8–12 years. Without maintenance, lifespan is reduced significantly due to humidity, moisture, and UV exposure.
When should I stain or seal my new wood fence?
Wait 4–6 weeks minimum — 6–12 weeks is recommended in South Florida. Sprinkle water on the boards: if it absorbs, it is ready. If it beads up, wait longer. Always apply on a day following at least 3 consecutive dry days.
What is normal behavior for a wood fence in Florida?
Fading, minor cracking, splitting, cupping, bowing, warping, color changes including graying, knot bleeding, and surface mold during rainy periods are all normal and expected. These are not defects in materials or installation.
How do I clean mold or mildew off my wood fence?
Use an outdoor wood cleaning product designed for mold and mildew. Apply on a dry day following at least 3 consecutive dry days. Scrub with a stiff brush and rinse thoroughly. Re-seal the fence after cleaning to prevent recurrence.
My wood fence is warping — is that covered under warranty?
Warping, cupping, splitting, and cracking are normal behaviors of natural wood products and are not considered defects. Wood fences do not carry a material warranty. XL Fencing provides a 1-year labor warranty covering gate adjustments, hinge replacements, and missing brackets.
