Florida Pool Barrier Requirements

Minimum requirements for pool fencing in Broward and Palm Beach County under the Florida Building Code.

Minimum Height

48 inches (4 ft) measured on the outside of the barrier. XL Fencing recommends 5–6 ft for added safety margin.

Bottom Gap

Maximum 2 inch gap between ground and bottom of fence. Stepped installation required on sloped yards near pools.

Opening Limits

Vertical members: max 1¾″ clear opening. Chain link mesh: max 2¼″ square opening. Decorative cutouts: max 1¾″.

Gate Requirements

Must swing outward away from pool. Must be self-closing and self-latching. Latch minimum 54″ above grade or shielded. Magna Latch hardware recommended.

Climb Resistance

If horizontal members are less than 45″ apart, horizontals must be on the pool side (inside face) to prevent climbing.

Palm Beach County Note

Pool barrier is a sub-permit tied to the pool permit. Requires signed “Affidavit of Understanding” from owner and contractor.

Do I need a permit to install a fence in Broward or Palm Beach County?
Yes. Fence permits are required in virtually every city in Broward and Palm Beach County regardless of material or height. How tall can my fence be?

Do I need a survey?
Yes. Almost every municipality requires a current property survey — typically within the last year — to issue a fence permit. The survey shows your property lines, easements, and setbacks. If you don’t have one, XL Fencing can recommend a licensed surveyor. Customer is responsible for locating and exposing property pins before installation.
What are engineering and product approvals?
Some cities require that fence materials have a Florida Product Approval (also called a Notice of Acceptance or NOA) or signed and sealed engineering drawings from a Florida-licensed engineer. This is common in Coral Springs, Davie, Miramar, Plantation, Boca Raton, Royal Palm Beach, and West Palm Beach. XL Fencing coordinates these approvals on the customer’s behalf.
What is a post-hole inspection?
Certain cities — including Coconut Creek and Pembroke Pines — require a building inspector to inspect the post holes before concrete is poured. This adds a scheduling step and an additional trip charge to the project. XL Fencing coordinates all post-hole inspections and notifies customers when they are scheduled.
What is a sight triangle and how does it affect my fence?
A sight triangle is the area near a street intersection that must remain clear of obstructions above a certain height to maintain driver visibility. Most cities have sight triangle requirements that prevent fences from being installed in this area. XL Fencing identifies sight triangle conflicts during the estimate visit.
Do I need HOA approval before getting a permit?
If your property is in an HOA community, you typically need HOA architectural approval before submitting a permit application. This is especially common in Weston, Palm Beach Gardens, and Wellington. XL Fencing provides all documentation needed for HOA submissions — including marked surveys and proof of license and insurance.
